The basis of the “market valuations” is according to the Royal Institute of Chartered Surveyors definition as:
“The estimated amount for which an asset should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s length transaction after proper marketing wherein the parties have each acted knowledgably, prudently and without compulsion”
We charge for this service and require various legal and other documents along with access to the site to undertake local inspections if appropriate.
We can normally undertake the valuation and submit the report with 3 weeks once all documentation is supplied and full instructions are received
The valuation report includes the following:
Definition of the property:
In terms of its Title, ownership, build and habitation status
Project Appraisal:
The developer, the planning permission, the site, facilities and location.
Market Appraisal:
The current state and forecast for the local market, comparables and achieved sales prices, cost of sales, tax liabilities, market valuation of the property
